Since then, he hit #1 for RE/MAX in Alabama three times selling over 100 properties a year since 2014. Ricky still sells full time and started real estate coaching agents for free in 2017. He mission is to share what he learned from his downfall in hopes to reduce the failure rate in the real estate industry.

  1. Hey Ricky, what is your personal experience of not using a script?

Personally I've had some really good results of just talking like its a call to a friend or a family member. Because when I'm not using a script it sounds more geniune and the prospect feels this right away aswell.

What is your take on this?

  2. Thoughts on calling the do not call for fsbo?:) worth the risk if you lead with the “I have a buyer” or is that still very skeptical ? I personally don’t call them but I know people do and have some success because less people call them Usually

  3. Hey Ricky! So what if they call you back and you can’t remember who they are? Do u admit that- “hey ___, I’m so sorry. Which property do you own” or do u act like u know them and make notes and try to remember (like if u leave a voicemail on a potential client)

Or do you save every number you come across?
